  • Building Your Portfolio with Alex Jimenez

    On this episode of the podcast, we are joined by new investor Alex Jimenez. At only 19 years old, Alex has already established himself as a realtor and is beginning to invest in his own properties. 

     

    Alex explains what he is looking to invest in currently, including duplex and multi-family properties to insure as best as he can that he will always be making a profit. While Utah is currently not great for cashflows, Alex still plans on purchasing mostly cashflows, but is open to potential equity properties as well. 

     

    Building a portfolio can be very simple. Most importantly you need to just get started to begin to realize profits in real estate.

  • Lining up the Right Mortgage, Loan Options, Property Management and Refinancing

    Hello and welcome to the episode! OK after inspections and getting under contract, our next step is to talk about mortgages. 

    We’ll be talking about what you put  down as downpayment and your goals for cash flow. 

    I’m going to explain one option for a loan available here in Utah at Mountain American Credit Union has a loan for 10% down with no mortgage insurance. It’s amortized over 30 years, but at 15 years it turns into a variable rate. The interest rate is between what you’d paid for a residential or inventor loan. Talk to me if you have any questions about this loan.

    OK once you have the property I strongly recommend hiring a management company. Their fee is 10% of the rent plus maintenance costs and I tell you, this is the best money you can spend. 

    I’m not a big proponent of the BRRR Method where you look to Buy Rehab Rent and Refinance. I plan my strategy around knowing what the interest rates are going to be long term, so that’s my opinion there, but I’d be happy to chat more in depth.

  • Negotiating and Getting Under Contract
    2022/08/23

    Welcome to the podcast today. In episode 5 we talked about finding the right investment property and today we going over how to negotiate get it under contract. I have some super important reminders to keep on your radar as you’re closing on investment properties.  

     

    Be sure that you have insurance that protects you against claims of discrimination. If current renters are within the term dates of active leases you must honor those agreements outlined in the lease so make sure you are aware of those conditions. If you plan to raise the rent after their lease expires, letting them know as soon as possible is best.

     

    Moving forward, be sure you are using a lease that makes it as easy as possible to get someone out of the property if you need to. Evictions can drag on for months and there’s not much the landlord can do if the tenants want to drag the process out.

  • How to Identify a Good Investment Property Using the 1% Rule

    Do you want to know how to spot a good investment property? In today’s episode I show you what to look for. I’m going to teach you about the 1% rule and how to calculate it. 

    You want to look at two things: purchase price and rent. If the purchase price is $300,000 and the rent is $3,000 per month that property follows the 1% rule and you should go buy it right now. It’s a no brainer and I’ll explain a little bit about cash flow to help you understand why. Thanks for tuning in!

  • Getting Your Foot in the Door and Then Getting More Doors

    If you’re wondering where to start, today I’m covering the first main things you need to know to get your foot in the door with real estate investing. Are you interested in the cash flow side? The equity building side? Both?

    Here’s the clear cut info you need to know:

    Here in Utah multi-family units don’t need a 25% down payment unless they’re over 4 doors. So 2-4 unit properties are a great place to start!

    My pro-tip for anyone and everyone is to start an aggressive plan to save money for a down payment. 

    Multi-family properties are less risky than Airbnb properties. Listen in to learn why.

    I can teach you how to leverage the doors you have to get more and that’s where the real wealth and security of real estate investing comes in.

  • Talking with a Real Estate Tax Expert

    Let’s give a big welcome to Brady Slack from High Country Finance. 

     

    Our question today is how can real estate be a benefit to us as people who pay taxes?

     

    First let’s talk about long term holds that are multi-family, single family or commercial: on paper we should always be able to see a scenario which would result in no federal income taxes on those properties. They work out to be a loss and that doesn’t mean you’re not cash flowing; here’s how it works: with long term rentals. you receive your rental income and then you have a multitude of hardline deductions in the form of expenses that you are paying over the course of the year. Track these and you’ll still be net positive hopefully, but you’ll also be able to show depreciation, which you can front-load. 

     

    For those of you with questions about capital gains taxes be sure to listen to the end. Capital gains taxes are based on how long you have held the asset (whether that’s less than 1 year or greater than 1 year) and how much income you make. 

     

    Don’t let the fear of paying taxes keep you from making money.

    Keeping you up to date on the market here in Utah and even looking to Georgia for the best opportunities. Thanks for tuning in! We've seen a recent interest rate increase going from 3.1%-6% pretty quickly and home prices here in Utah are up 15% from May 2022-July 2022.
