  • Episode 50: Real Estate is a Business, Not a Hobby
    2024/09/10

For realtor Rhonni Meehan, it was the process of buying her first home in her early 20s that made her fall in love with real estate. Staying hands-on through the lengthy home-buying process gave her the nudge she needed to get her license and launch a new career. It started as “let’s see what happens” — and what happened, happened fast!

On this episode of Pocket Hours, Jennifer Nelson, founder of Scout Real Estate, talks to Rhonni about finding success by going all-in. Instead of treating real estate like a hobby, both Jennifer and Rhonni approached it as a business. Rhonni continues to build value for herself by building genuine, long-lasting relationships with her clients and staying consistent.

Rhonni emphasizes the importance of having good systems in place both for buying and selling. She also shares her philosophy for building a strong referral base rather than relying solely on online leads.

More information about Rhonni is on her website: movingtokitsap.com.

  • Episode 48: What are you Master of, and What is Mastering You?
    2024/07/09

    Content warning: alcohol addiction.

“I can do this. I’m gonna do this. I’ve got this.” It’s this mindset and progression that got realtor Therese Bianchi through a tough divorce, raising four kids, and starting a real estate career in 2007.

Tenacity, determination, professionalism, creativity, and continuing to show up are the traits we hear repeatedly on Podcast Hours. Therese is no exception. Carrying on and constantly learning and improving were fundamental to her successful 17-year-long (so far!) career in real estate.

Therese overcame some real challenges, including the tough decision to quit drinking. It took her far out of her comfort zone and made life — temporarily — harder. It was worth it; in the end, mastering her addiction changed everything.

Now Therese is a 2023 Featured Cover Agent in Top Agent Magazine, and her website hosts a library of heartfelt testimonials from happy clients.

In this episode, host Jennifer Nelson and Therese talk about the necessary mindset for success in real estate, how overcoming alcohol helped them both truly grow in their roles and in life, and how personal and professional growth requires self-awareness and hard work.

  • Episode 47: Home Inspections in Real Estate: Benefits for Brokers and Buyers
    2024/06/11

Home inspections are crucial in the real estate industry, providing sellers, buyers, and brokers with a clear understanding of property conditions and helping to prevent legal issues.

In this episode of Pocket Hours, Jennifer Nelson discusses All Things Home Inspection with Dylan Chalk. Even veteran brokers will hear a lot of valuable tidbits for this must-do during the buying/selling process.

Pre-listing inspections offer advantages by aligning buyer and seller expectations and allowing sellers to address potential issues beforehand, leading to smoother transactions. For buyers, these inspections facilitate thorough due diligence, ensuring informed decision-making.

Brokers play a key role in preparing buyers for inspections by guiding them through the process and explaining how to interpret the results. This support helps buyers feel confident and informed, ultimately benefiting all parties involved in the transaction.

Pick up a copy of Dylan’s book for yourself or your clients. The Confident House Hunter puts all this great information together in an easily digestible “manual.” If you’d like to connect with Dylan, you can find him at orcainspect.com.

  • Episode 45: Soup to Nuts for ADUs with Nathan Bennett
    2024/04/09

As real estate agents, it is always the goal to help buyers see the potential in a home or property when they are in the market to buy. Adding an Accessory Dwelling Unit (ADU) or a Detached Accessory Dwelling Unit (DADU) is an up-and-coming way that not only maximizes the buyer’s investment but also provides many other benefits.

In this episode of Pocket Hours, Jennifer Nelson is talking to Nathan Bennett, owner of Plumb ADU. He shares the whole process, start to finish, of how he walks clients through building an ADU or DADU on their property. With his company, he has fine-tuned the whole process, so you get expert advice through the 3 phases of building a unit, along with the personal touch needed for each individual site.

Nathan and Jennifer talk about what realtors need to know about ADUs and DADUs, including how legislation has changed in the state of Washington. Nathan also explains some of the many benefits of ADUs and DADUs, including:

    • A possible home office (tax write-off)
    • Maximizing a buyer/homeowner’s investment
    • Creating the option of aging in place
    • Generating a second income stream (long- or short-term rental)
    • Helping potential buyers see what's possible

You can find more about working with Nathan and Plumb ADU at their website: plumbadu.com. He would love to hear from you directly; he loves working with real estate agents! nathan@plumbadu.com.

    2024/02/13
